Bookings are accepted by the owners on the following terms
Provisional bookings can be accepted by telephone but must be confirmed by sending completed booking form and deposit of 30% of rental within 5 days. Bookings not confirmed cannot be guaranteed and may be cancelled without further reference.
Once a provisional booking has been confirmed the tenant is responsible for payment of the total rent which is to be received by the owners at least two months before the date of arrival. If the balance is not received by then the booking may be cancelled and the provisions of Clause 4 below will apply.
For bookings made less than two months before arrival the full amount is payable with booking.
Cancellation: A holiday booking is a legally binding contract. In the event of cancellation, for whatever reason, the full amount remains payable and is due as above. The owners will endeavour to re-let the cottage and if successful will refund to the tenant the rental they receive for the re-letting less a deduction of 30% to cover expenses. Tenants are therefore advised to take out their own holiday insurance to cover such eventualities.
The cottage is available from 4pm on the day of arrival (3pm for weekend breaks) and must be vacated by 10am on the day of departure.
Any damage, breakage or anything giving cause for concern which is evident on arrival must be reported to the owners within 24 hours.
The property, its fixtures, fittings, furnishings and equipment must be left in a clean and tidy condition on leaving. The tenant is responsible for all damage and breakages howsoever caused during the period of occupancy. All such losses and any additional cleaning costs will be charged to the tenant.
The owners will not be responsible for any accident loss or damage occurring to the tenant, member of his/her party or visitors or their property howsoever caused.
The owners reserve the right to terminate the booking and take repossession of the property if, in their opinion, any person or visitor acts in a manner which is prejudicial to the property or the well being or comfort of the owners or their neighbours. No refund of rent will be payable.
If for any reason beyond the owners control the property is not available on the date booked (eg fire or flood damage) all payments made by the tenant will be refunded in full and the tenant will have no further claim against the owners.
The property must not be occupied by any more than five people (babies excluded) and the signatory to the booking form ('the tenant') must be a member of the party occupying the property. The names of all persons accompanying the tenant must be listed on the booking form.
Domestic pets are allowed only by prior arrangement and payment of the agreed supplement. They must be well behaved, house trained and not allowed on beds and furniture. They must be kept within the garden area and not allowed to roam unaccompanied. They must not be left unattended in the property. All droppings must be collected and disposed of.
No liability is accepted in the event that any of the equipment in the property breaks down or becomes unserviceable. The owners will use their best endeavours to effect speedy repairs although inevitably delays do occur.
The owners are to be allowed access to the property during the holiday period on giving reasonable notice except in the case of an emergency.
Any contract shall be governed by English Law and interpretation and Court hearings restricted to the area in which the property is situated.

All bookings are accepted at the discretion of the owners, and a security deposit may be required with some bookings.
